Design-Build Custom Homes
We are a design-build residential construction company, providing both the design and building services needed to make your dream home a reality. We begin with an initial meeting to define your preliminary design needs and budget goals. We then go through the process of helping you find the perfect plan. Or, we can begin with a plan you already have. And if you can't find the perfect plan, we can make the custom design changes for you.
Next, costs are estimated, specifications are defined, product selections are made, a time table for construction is established, and a contract is agreed to and signed.
During construction, regular communication is maintained to ensure we meet your every expectation and quality assurance inspections are performed frequently to insure your home is built according to the plans and specifications. And even after you move into your new home, we are there to insure your satisfaction through our warranty service program. From beginning to end, our goal is to make your building experience a pleasant and memorable one, creating a home for making special memories.
Building Plans Selection
If you don't already have a house plan, we have access to thousands of stock plans from top architects for you to select from one of our recommended house plan web sites.
Custom Designed Floor Plans
Can't find the perfect floor plan? We can take an existing plan and make the needed design changes to create your dream home using our in office computer aided design system (CAD). We will generate and provide you with digital plans of the changed floor and foundation layouts.
Cost Estimating
Aside from selecting the right plan, estimating the cost is the most important step in the process of building your new home. Once we have selected a plan and located the property on which to build, we will calculate the cost of building and generate a written cost estimate. We offer a two phase process to cost estimating.
Preliminary Cost Estimate
Before you actually order your plans, we can provide you with a rough cost estimate to build your home. We can do this from a picture of a stock plan from a plan book or the internet, or a sketch of a plan if you have one. The preliminary estimate will let you know if you are in the ball park with your budget goals.
Detailed Cost Estimate
Once you have decided on a final plan and have the plans to work from, we will provide you with a detailed written estimate on the cost of building your home - from the foundation to the roof. During this process, we will assist you in making product selections and will establish accurate cost allowances for all product items selected as well as those that may need to be selected at a later time. As experienced local builders, we know the cost of building in and around Clarendon County. And our past clients can tell you how highly accurate our estimates are.
Product Selections
One of the most exciting things about building a new home is

Our product selection services provide you with all sorts of
inspiring choices - from exterior windows and
doors, roofing, exterior finish, interior trim and doors, hardwood flooring,

vendor's experts. Here, you receive focused, individual
assistance in selecting flooring, cabinetry, fixtures, appliances,

Contract Specifications
Detailed contract specifications are established prior to signing a contract. Every component, product and feature in your home is defined and made a part of the plans. Please view an example of our contract specifications.
Construction Schedule
A time line construction schedule using activities, events and critical paths is generated and agreed to prior to finalizing a contract. During the construction cycle, the schedule is updated weekly to give our clients, vendors, and subcontractors a realistic time line of when items need and will be completed. The scheduling process lets our clients know precisely when final product selections need to be made and most importantly when their home will be completed.
Construction Cost Monitoring
Our detailed cost estimate for each home serves as the budget for controlling the cost of building. We monitor the progress and actual cost of each home being built against this estimate. Using this system our clients know exactly what they are spending, what it is being spent on, and if their home is being built within budget.
Quality Assurance Inspections
We frequently perform walkthrough inspections during every phase of construction - footing, foundation, framing, dry-in, rough-ins, insulation, drywall, exterior siding, exterior trim, porches, interior trim, flooring, painting, cabinets, countertops, finish trim out and final punch out. Each home is built as if it were our very own. We take pride in achieving an almost zero punch list at time of completion. Just ask our County inspectors who are required to perform various code inspections on every home built in Clarendon County what they think of J D Lesemann built homes.
Warranty Service
We provide a one year structural warranty as well as other warranty services as explained in our warranty and maintenance manual. We also offer a ten year structural warranty for those who need added peace of mine.
