And even after you move into your new home, we are there to insure your satisfaction through our warranty service program. Can't find the perfect floor plan? We can take an existing plan and make the needed design changes to create your dream home using our in office computer aided design system (CAD). We will generate and provide you with digital plans of the changed floor and foundation layouts.
Aside from selecting the right plan, estimating the cost is the most important step in the process of building your new home. Once we have selected a plan and located the property on which to build, we will calculate the cost of building and generate a written cost estimate. We offer a two phase process to cost estimating.
Before you actually order your plans, we can provide you with a rough cost estimate to build your home. We can do this from a picture of a stock plan from a plan book or the internet, or a sketch of a plan if you have one. The preliminary estimate will let you know if you are in the ball park with your budget goals.
Once you have decided on a final plan and have the plans to work from, we will provide you with a detailed written estimate on the cost of building your home - from the foundation to the roof. During this process, we will assist you in making product selections and will establish accurate cost allowances for all product items selected as well as those that may need to be selected at a later time. A time line construction schedule using activities, events and critical paths is generated and agreed to prior to finalizing a contract. During the construction cycle, the schedule is updated weekly to give our clients, vendors, and subcontractors a realistic time line of when items need and will be completed. The scheduling process lets our clients know precisely when final product selections need to be made and most importantly when their home will be completed.
Our detailed cost estimate for each home serves as the budget for controlling the cost of building. We monitor the progress and actual cost of each home being built against this estimate. Using this system our clients know exactly what they are spending, what it is being spent on, and if their home is being built within budget.
We frequently perform walkthrough inspections during every phase of construction - footing, foundation, framing, dry-in, rough-ins, insulation, drywall, exterior siding, exterior trim, porches, interior trim, flooring, painting, cabinets, countertops, finish trim out and final punch out. Each home is built as if it were our very own. We take pride in achieving an almost zero punch list at time of completion. Just ask our County inspectors who are required to perform various code inspections on every home built in Clarendon County what they think of J D Lesemann built homes.
We provide a one year structural warranty as well as other warranty services as explained in our warranty and maintenance manual. We also offer a ten year structural warranty for those who need added peace of mine.
